Steel structure prefab house manufacturers

Buyers must prioritize the Steel Grade (typically Q235 or Q345) for structural integrity and ensure the frame is Hot-Dip Galvanized with a coating thickness of at least 275g/m² to prevent corrosion. For wall panels, Rock Wool or PU (Polyurethane) sandwich panels are recommended for superior fire resistance (Class A) and thermal insulation. Additionally, verify the wind load resistance (typically ≥0.6KN/m²) and seismic fortification intensity (Grade 7-9) based on the destination's climate.

It is critical to verify that the supplier adheres to ISO 9001 for quality management and CE certification for European markets or ASTM standards for North America. Request SGS or BV third-party inspection reports for material strength and fireproofing. Ensure the design complies with local building codes, particularly regarding electrical wiring (conforming to UL or IEC standards) and plumbing systems to avoid legal hurdles during installation.

Beyond the initial purchase price, calculate the shipping volume (CBM); choosing Flat-Pack or Foldable designs can significantly reduce freight costs. Consider the assembly time and labor costs—a high-quality prefab house should feature a bolt-connected system that requires no on-site welding, reducing installation time by up to 50%. Evaluate the energy efficiency (U-value) of the insulation to minimize long-term heating and cooling expenses.

Steel structure prefab houses are highly versatile, used for labor camps, disaster relief housing, modular offices, and eco-tourism villas. Professional suppliers on Made-in-China.com offer BIM (Building Information Modeling) and CAD customization, allowing buyers to adjust floor plans, window placements, and interior finishes (such as SPC flooring or PVC wall cladding) to meet specific project requirements.

The biggest risks include structural mismatch and shipping damage. To mitigate these, use Trade Analysis tools on Made-in-China.com to vet audited suppliers. Always insist on a pre-shipment inspection (PSI) to verify that all components, including small accessories like bolts and sealants, are included and match the packing list. Ensure the contract specifies seaworthy packaging with steel pallets to prevent deformation during transit.

Negotiate for a staged payment term (e.g., 30% deposit, 70% after inspection but before shipment). Request a video factory audit or use the 'Audit Reports' available on Made-in-China.com to confirm the manufacturer's production capacity. Clearly define the warranty period (ideally 5-10 years for the main structure) and the supplier's responsibility for providing detailed installation manuals or remote video guidance.

Prefab houses are heavy and bulky; ensure the supplier provides a detailed HS Code (typically 940690) to accurately calculate import duties. Confirm the Incoterms (FOB or CIF) and ensure the cargo is insured for 110% of the CIF value. For large-scale projects, coordinate with a freight forwarder experienced in OOG (Out of Gauge) cargo or SOC (Shipper Owned Containers) if the prefab units are built into 20ft/40ft containers.
